If you're upgrading a current rig then it makes sense I guess.

I personally dont think any of the non-10series intel chips are a good buy for both performance per $, and for security reasons. But thats just my opinion.

It sounds like you don't even have a Z390 motherboard today? So you're buying a motherboard and CPU? If so, I would recommend going towards AMD instead. Something like a 3700X/3800X + B550 motherboard should run you around the same price.

Yea, i want to upgrade my old i7 2700k syetem to a whole new platform. Unfortunately after the long wait on the new ryzen, their price really break my heart.

I wouldn't buy a non-HT CPU these day and age. For comparison below, a new i5-10600K is only like $50 more than a i7-9700K combo (no GPU, case, and PSU). Sure, the performance trades between the two depend on the game and application but I still would pick something with HT so I can still play with VM. A 5600X combo for $100 more is still pretty good IMO, considering it's the better than both of the Intel combos. Plus I don't need an X board to OC unlike Intel where I need a Z board to do it. Personally, I don't OC so if I'm going Intel, I would just pick a F CPU and a H board and call it a day.
