If it's an emergency they don't need to give any notice.
Reasonable efforts "must" be made, not just walk into the place even in the event of an emergency (unless the place was on fire and were trying to save the kittens). Power consumption is not an emergency. If there is no knock and no phone call then no reasonable effort was made to notify the tenant.

Also keep in mind I'm citing stuff from my brain from 5 years ago, I think even someone else pointed out the damages for unlawful evictions doubled or something since then so some wording or clauses may have been revised since a long time ago.

Another fun fact, if you never had pets specifically listed as prohibited in your contract then you may get one at any given time. If no damage deposit was ever listed for a pet or defined in another clause that one must be provided upon obtaining a pet then you do not need to provide one at any given point. Less money in the hands of most apes managing buildings :)

I go into places no notice when it's a flooding sitation, or reported gas leak, or possible flooding. Knock knock, no answer, go in. Happens more than you think.

Keep in mind, paying a tradesman to show up, finally, and give 24 hours notice, isn't always gonna jive. If you need a sparky or plumber sooner than later and a spot opens up, getting notice to work with that kind of schedule doesn't always work for everyone.

Especially when there's 4 seperate tenants.

Yeah the damage deposit was $3100 then unpaid first month's rent before moving in. He only let me know after the fact that they went in and we got it in a e-mail.
So when I get a chance to talk with a rental review officer I'll bring that forward.

Yea most will not care in the event of disaster and would be more than happy for minimal damage to occur. Its more along the lines of grey areas that some people fail to exercise some notice. Its also generally never an issue unless like a couple were engaging in some fun and you just waltz right in on that lol.

@gingerbee a couple years ago I thought I forgot my sunglasses at a job I'd done the day before. When I was there the day before it was a grandma watch the grandkids while the parents skiied.

The very next morning it was different guests having a party with half naked escorts. One walked right up to me wearing nothing but her skin, very good looking, and asked me what my glasses looked like. I could barely speak.

I'm not sure why your quoting and citing one of the clauses, my point is there is a 30 day time restriction after meeting those conditions for entering. If violated you have the right to change the locks and void any rights the landlord may have through a dispute.
Because I'm giving the ENTIRE conditions on landlord access. There is no law in the Yukon Territories Landlord and Tenant act that restricts access to every 30 days. Do some research if you're going to come in here and try to imply I'm an idiot.

My landlord is fiddle farting around too. Threatening to sell, saying he cant afford it, and his situation has changed. Blah blah. Asked me to increase my rent voluntarily by $400. I hate it, but I am considering it because rent has been frozen a while and my rent is quite a bit under market, but I also want to tell him to F himself with a 10 foot pole.

Idk what to do.

This is why landlords need to up the rent every year or two so they don't need to come to tenants saying can I up your rent by a lot of money for fucks sakes, I had to fight with my old landlord to put my rent up cause he never did, when I moved out the rent on my apt went up almost $700 a month cause that is what it should be for the size and location of that apt.
