Moving, Need a Better router.

A 4200sqft 4 level house, in assuming Ontario as that's what your location is set as, should be relatively newly built? I'm surprised there's no cabling.

Are there telephone jacks in rooms instead if it's an older place? Sometimes in the past telephone jacks (RJ11) were terminated but it was CAT5+ cabling behind, so it's easy enough to convert it to RJ45 jacks.

If you want to do heavy file transfers over WiFi, then I'd strongly recommend hiring an electrician to run CAT6 cabling to each floor so you can install wired access points on each level, terminating back at the router. You can also do this yourself if you are handy and don't mind opening up some holes in walls and such.

Otherwise, as others have said, a high-quality mesh system should do fine for usual streaming/browsing. You'll likely want a node on each floor, with the main base unit being as central/middle as possible.

House is a 2006 build.
We get possession Oct 31, and Ill know more about newtworking and cabling that is avalible in the house.
Network is for normal internet use and Heavy gaming.
If I have to, I will wire the house, with time being my biggest issue... I dont have much.

You could just try a wifi booster/repeater, pretty cheap, fast setup and still able to use your old unit. It might not be the best for gaming depending on what games you play, but if it's about being the fastest in-game wired is the only way to go, imho
 
One thing to check is if they used Cat5E to wire the phone outlets. They did that in my house, I put new ends on all the cables and outlets and I have hardwired ethernet in almost every room of the house if I want it. This was important 13 years ago when wireless speeds were so much slower than they are now. It's handy when you have a house full of streamers.

I ended up adding Cat6 to every room. I was able to fallow all duck work. I used to do it for a living on new builds, So alot more of a challange. Thanks for all the advice.
 
I just posted an interesting Video ( Favourite YouTube videos of the week) about cat cables this person from 5e up I think it as cat 8 using 10Gbs and they are stayed around the in his personal speed tests at his place around 9.7Gbs until the cable lengths were over I think it was 15.3 m for the cat 5e
